How much does it cost to buy a vineyard ?

The price of vineyard land in Bordeaux varies enormously, with some areas selling for as little as 15,000 Euros per hectare while others fetch over 1 million Euros per hectare. So, while it is possible to buy a small winemaking estate for as little as five hundred thousand Euros, a larger estate or an estate in a more prestigious appellation might cost several million Euros.

Are there any additional costs I should be aware of ?

Yes, you should also take into account buying costs. These amount to approximately 12% of the purchase price and include registration fees (approx. 5%), notaire’s fees (approx. 1.5%), the selling agent’s commission (usually 5%) and value added tax on some of these items. You might also need to budget for renovations and improvements to the vineyard, the winemaking facilities and the house.

How long will the whole process take ?

Buying a vineyard is a lengthy process, not least because in most cases you are also buying a business. The time it takes to find a suitable property is partly down to you in terms of knowing what you want and being in a position to make a decision. Once an offer has been formally accepted a transaction usually takes between four and six months to complete.
